From 1st January 2009, it has been a legal requirement to provide an EPC for commercial premises exceeding 50 sqm placed on the market for sale or ‘To Let.’
Commercial
It is the responsibility of the owner, or person disposing of their interest (if leasehold) to commission this document.
The EPC provides the owner and potential purchaser with an energy rating for the building which informs potential purchasers or tenants about the energy performance. This will facilitate an informed decision upon the proposed investment.
A recommendation report is also provided. This will provide suggestions on how to improve the energy performance of a building, as well as benefits in terms of cost savings.
Commercial EPC’s are valid for 10 years.

Residential
A residential EPC is required by a Landlord if a residential property is placed on the market ‘To Let’ or by an owner for the sale of the property.
An EPC for rental property is valid for 10 years.
